Chapter 01

Where a house roof actually fails

Homeowners tend to watch the open field of the roof, because that is the part you can see from the street. It is almost never where the trouble starts.

Roofs fail at their interruptions. The valley where two planes meet and concentrate the water. The flashing where the roof runs into a chimney or a wall. The boots around plumbing vents, which perish in the sun long before the shingles do. The ridge. Those are the six or seven places we look first, and they are where most of the repairs we do actually happen.

It matters because the fix is completely different depending on the answer. A perished vent boot is a small job. The same water, left for two more seasons, becomes decking, insulation and a ceiling.

What a replacement involves, in order

The old roof comes off down to the deck, because covering an existing roof hides exactly the problems you are paying to solve. With the deck exposed we can see rot, previous repairs made badly, and anything the last crew covered up rather than fixed.

Anything soft gets replaced before the new system goes on. Then underlayment, then the flashing details reworked properly in metal rather than patched with sealant, then the shingle field, then ridge and vents.

You get told about anything we find underneath, with photographs, before we do the work rather than on the invoice afterwards.

Chapter 03

Choosing the system, not just the color

We install GAF and Owens Corning, and we are a GAF certified installer. The practical consequence is that the materials warranty depends on the roof being installed to the manufacturer's specification, and certification means the manufacturer has visibility into how we install.

The specification decision worth having a real conversation about is impact resistance. In hail country a Class 4 rated shingle resists cracking under impact, and a number of carriers price that into the premium. One of our customers upgraded on our recommendation and got a discount on his homeowner's insurance because of it.

We will not quote you a discount figure, because that depends on your carrier and only your agent can tell you. Ask them before the materials are ordered.

Afterwards

A limited lifetime warranty covers the work. Ask us to walk you through exactly what it does and does not cover for the system you are choosing, before you sign anything.

Cleanup is part of the job rather than a favor. The yard gets cleared and the nails get picked up. When Anthony Verfaillie reviewed his replacement, the specific thing he mentioned was that there were no stray nails or debris left behind, and that is the standard we are holding to.
