Chapter 01

Finding the leak is most of the job

Water almost never enters a commercial roof where it appears inside. It gets in at a detail, travels across the deck or along a seam, and shows up at whatever point it finally finds a way down.

So a repair that starts by sealing the ceiling stain's position on the roof above is usually sealing a sound piece of membrane. The work is tracing it back: checking the curbs around rooftop units, the drains, the pipe penetrations, the perimeter, and the seams, until the actual entry point is found.

That is slower on the first visit and much faster over the following two years.

The repairs we make most often

Curb flashing around rooftop equipment, which takes constant thermal movement and is the single most common entry point we find on a low slope roof.

Penetration seals around pipes and vents, where the material perishes in San Antonio sun well before the surrounding roof does.

Seam and lap failures on membrane systems, and fastener or seam issues on metal roofs where movement has worked something loose.

Perimeter edge detail, which is exposed to the most wind uplift on the whole roof and is often the least inspected part of it.

Chapter 03

Sealant is a repair, not a solution

A great many commercial roofs we are called to have already been repaired, with a heavy bead of sealant over a detail that needed reworking in metal or membrane.

That will hold for a season or two, and then it perishes and the water comes back, usually with the original problem now worse because it has been wet for two years.

Where a detail needs remaking, we remake it. Where sealant genuinely is the right answer, we use it and say so.

When to call rather than schedule

If water is actively coming into the building, that is a call now rather than an appointment, and our phone is answered twenty four hours a day, seven days a week.

If it is a stain that has been there a while, book an inspection and we will trace it properly. Estimates are free, and if it turns out the roof is not the source, we will tell you that. We have found a customer's leak in perished caulking between brick and trim, resealed it, water tested it, and not charged for the repair.
