Chapter 01
A commercial roof is a different problem from a house
The geometry is the obvious difference: large low slope or flat planes rather than steep pitches, with the water travelling a long way before it reaches a drain. But the harder difference is that the building underneath is usually still operating.
That shapes everything about how the job gets sequenced. Which sections get opened on which day, where materials stage, how the deck stays watertight overnight, and what happens if weather arrives mid section. A commercial install that ignores those questions is one storm away from being a very expensive interior problem.

Choosing between the systems
Standing seam metal is the long life option, and the seams sit above the water line rather than relying on fasteners driven through the plane. It suits buildings where you want to install once and stop thinking about it.
Modified and flat membrane systems suit large low slope planes and roof surfaces carrying a lot of equipment, where the detailing around penetrations matters more than the field.
Foam is worth considering where the existing substrate is awkward and you want the insulation and the waterproofing solved in the same layer.
We install all of them, which means we have no reason to talk you into whichever one we happen to stock.
Chapter 03
Penetrations are where commercial roofs leak
On a flat or low slope roof, the field itself is rarely the failure. It is the curbs around rooftop units, the drains, the pipe penetrations, and the perimeter edge detail.
Any of those done to a general standard rather than to the specific system's specification will hold for a while and then not. So that is where the time goes on our installs, and it is what we would ask any other contractor's quote to be explicit about.

We install year round rather than waiting for a season, which on a commercial building usually matters more than it does on a house, because your constraint is your operations calendar rather than the weather.
