Chapter 01
Knowing when it is replacement rather than repair
The honest test is not the age of the roof. It is whether the failures are still isolated. A roof with two bad curbs and a tired perimeter is a repair job. A roof where new leaks keep appearing in places unrelated to the last ones has usually reached the end of the system rather than the end of a detail.
The other signal is wet insulation. Once water is held in the layer under the membrane, patching the surface above it does not dry anything out, and the deck below carries on quietly getting worse.
We will tell you which of those two you have. If it is repairable we would rather repair it, because a replacement you did not need is the fastest way to lose a customer for good.

Phasing so the building keeps working
The part that makes commercial replacement genuinely difficult is that you cannot close the building for three weeks. So the roof gets divided into sections, and each section is opened, decked, dried in and closed within a controlled window.
That means nothing is ever left open overnight relying on the forecast, and it means we can stop cleanly if weather arrives rather than racing it.
Where the roof carries live equipment, that sequencing gets built around the equipment rather than the other way round.
Chapter 03
What comes off and what gets found
Tear off goes to the deck, because a replacement laid over a failing system inherits every problem underneath it and hides the evidence.
Once the deck is exposed we can see the rot, the saturated insulation, and any previous repairs that were covering rather than fixing. All of that gets documented with photographs and priced before it is done.
It is the same discipline we use on houses, and on a commercial deck it matters more, because the areas involved are larger and the cost of guessing is higher.
Insurance and documentation
If the replacement is going through a claim, the documentation is most of the battle. Adjusters ask, review, and then ask again for a slightly different view.
